Does my association need an audit, a review, or a compilation?

It depends on your governing documents, any lender or insurer requirements, and applicable Florida statutes. An audit provides the highest level of assurance, a review provides limited assurance at a lower cost, and a compilation is a professional presentation without assurance. What's the difference between an audit and a review?

An audit involves detailed testing of your records and internal controls and results in an opinion on whether your financial statements are fairly presented — the highest level of assurance. A review is less extensive: it relies on analytical procedures and inquiry to provide limited assurance that no material changes are needed. A review costs less than an audit and is often a good fit for mid-sized associations.

Do you only work with HOAs and condominium associations?
